The final step in the home loan process where a certified notary public - also known as a notary signing agent - facilitates the signing of all necessary mortgage documents. This includes verifying the identity of the signer(s), ensuring all signatures and initials are correctly placed. Once complete, the signed paperwork is returned to the lender or title company to finalize the mortgage transaction and fund the loan.
Loan Signing Fee: Notary fees are negotiated prior to the mortgage loan signing with the lender or title company.
Cancellation Policy: Confirmation is required 24hrs prior to the appointment.

A Notary Public is a public officer appointed and commissioned by the Governor whose function is to administer oaths (or affirmations); to take acknowledgements; to attest to the trueness of photocopies of certain documents; and to perform other duties specified by state law.

Here's what typically happens during a notarization:
1. Document Review
We will quickly review the document to ensure it is complete and that no signature areas are blank. Notaries do not read the entire document or give legal advice.
2. Identify Verification
You must provide a valid, government-issued photo ID (I.e. driver's license or passport). We will check the ID of the signer and witnesses.
3. Willingness and Awareness Check
The notary will ask a few basis questions to ensure the signer understands what they are signing and are doing so voluntarily, without coercion.
4. Signature
The Client will sign the document in the presence of the notary. Some notarizations also require you to take an oath or affirmation.
5. Notary Certification Completion
We will fill out a certificate on the document (or attach one), sign it, and apply our official seal.
Note: A Notary Public does not verify the accuracy of the document's content - only the identity of the signer and the fact that the document was willingly signed.

Location and Method: In-person notarizations can take between 15 to 30 minutes, while online notarizations maybe completed in as little as 15 minutes depending on the document size and connection to a notary.
Document Complexity: Simple documents may take around 10-15 minutes whereas complex transactions such as real estate closings can extend to 30-60 minutes.
Preparation: Having all necessary documents completed and valid identification ready can significantly reduce the time required.
1. Personal Appearance
The signer must appear in person before the notary. Remote notarization may be allowed for online notarizations in the State of Florida.
2. Valid Identification
The signer must present a valid, government-issued photo ID, such as a driver's license or passport unless personally known to the notary.
3. Document to be Notarized
Bring the complete, unsigned document to the appointment. Do not sign it beforehand. Signatures must be witnessed by the notary.
4. Notarial Certificate
The document must include a Notarial Certificate (or one must be attached). This section indicates the type of notarization performed (Acknowledgement, Jurat, etc.)
5. Understanding and Willingness
The signer must understand the contents of the document and be willing to sign it without coercion.
6. Notary Journal Documentation
Some states require Notaries to keep a journal entry of the notarization, including details like the date, type of document, and signer's ID.
